Questions agents and sellers ask
If your question is not here, email info@sainzpropertygroup.com.
Are you a real estate agent?
No. Sainz Property Group is a real estate investment company that buys property directly. We do not represent buyers or sellers.
How do you pay for properties?
Cash, or on terms through seller financing or taking over the existing mortgage. Every offer states which one it is.
Can you show proof of funds?
Yes. We send proof of funds with an offer on request.
Who pays the agent commissions?
On cash purchases, the seller pays commissions per the listing agreement. On seller-financed and mortgage-takeover purchases, we pay them.
How much earnest money do you put down?
Typically $1,000 to $2,500, deposited with the title company after the contract is signed.
How long does closing take?
Typically 21 to 30 days from signing, depending on title work.
Do you buy houses that need major repairs?
Yes. We buy as-is, from rent-ready houses to full rehabs.
Do you buy occupied properties?
Yes, including tenant-occupied and Section 8 rentals. Please send current rents and lease terms with the property.
Will Sainz Property Group be the buyer at closing?
Usually. On some contracts, a partner buyer from our network closes in our place. The price, terms and closing date in the signed agreement stay the same.
Which areas do you buy in?
We buy nationwide. Our current focus is Detroit, Michigan, and the surrounding area.
How do I send you a property?
Agents can use the For agents page. Owners can use the seller form. Or email info@sainzpropertygroup.com.
Have a property that fits?
Send us the address and price. We reply with a written offer or a straight no.
