For agents
If you have a listing or an off-market property that fits what we buy, send it over. This page covers what we buy, our terms, how commissions are handled, and what to send.
What we buy
- Single-family homes, 2–4 unit buildings, and vacant lots and land
- Nationwide, with our current focus on Detroit, Michigan
- Any condition, including full rehabs, fire damage and code violations
- Occupied or vacant, including tenant-occupied and Section 8 rentals
How commissions are handled
It depends on how we are buying, and every offer states it.
- Cash purchases (distressed houses, turnkey and Section 8 rentals): the seller pays commissions, per the listing agreement.
- Terms purchases (seller financing or taking over the existing mortgage): we pay the commissions.
Earnest money and closing
We deposit $1,000–$2,500 in earnest money with the title company after acceptance and typically close 21–30 days after signing. Title work, payoffs and closing documents are handled by the title company.
Proof of funds
We send proof of funds with an offer on request. Just ask when you send the property.
Submit a property
Send the following, and we reply the same workday, or within 24 hours at the latest:
