Manny (Manpreet) Anand founded Sainz Property Group in 2026 to buy residential real estate directly, from owners and through agents. Our current focus is Detroit, where older housing stock, steady rental demand and sellers who need more than one way out make room for both cash and creative offers. We buy nationwide when the property and the seller's needs line up.
Manny handles every deal personally. He reviews each property, writes the offer, and stays your point of contact through closing at the title company. When a cash price does not work for a seller, he structures seller financing or a mortgage takeover so the sale can still close.
How we work
Everything in writing. Price, terms, closing date and earnest money are in the offer before anyone signs.
Closings through title. Every purchase closes through a licensed title company, so funds and documents are handled by a neutral third party.
Clear about how we buy. Each offer says whether it is cash or terms and who pays commissions. Sainz Property Group, or a partner buyer we bring in, closes the purchase.
